Property News from Proper PR Summer 2025

As we head into summer you’d be forgiven for thinking that the property industry may quieten down. But with the Renters Rights Act steamrolling through Parliament, likely interest rate cuts looming and a house building agenda from the government that’s had a fire lit under it, I suspect that our sector will remain talked about and busy.

A further factor bringing me to this conclusion is this:

Rachel Reeves’ intention to turbocharge mortgage lending to first time buyers especially with her ‘deregulation’ of salary multiple restrictions. The previous 4.5x maximum approach to the majority of lenders’ loans is to be dispensed with and 6x salary mortgages not just allowed – but encouraged.

This means that a couple on joint earnings of £50,000 can now borrow £300,000 instead of £225,000. A 33% increase.

Transactional activity (and house prices) are sure to respond accordingly.
